Feasibility and Land Use Studies
This can be as simple as a back-of-the-envelope independent forecast based on first hand experience of operating visitor attractions and sports facilities through to a full scale economic and demographic analysis for funding purposes. We can also provide an expert's review of an existing study. Similarly, we can apply the same approach to land use studies. The feasibility or land use study can be just for the leisure components or can be extended to cover all uses being considered.
As part of a feasibility study, or as a standalone commission, we can recommend ways to maximise the income potential of your attraction and make projections based on spend per head benchmarks. This includes identifying the revenue sources with the best fit for your business and estimating all primary and secondary revenues, including reviewing and advising on potential advertising and sponsorship revenues.
On the cost side of the P&L, forecasts can be made for all operating cost headings, either from first principles or based on typical percentage data from first hand operation of a wide range of leisure facilities.
Concept Design and Review
Creating the right brief, vision and direction at the beginning of the project is crucial to the long term success of a leisure business. We can work with you to prepare the brief based on an analysis of the market and oversee and direct development of the concept to create a compelling guest experience, and commercial success.
Where a concept design already exists, we can review existing concept work, either in workshop format with the client and the other members of the professional team or by reviewing the available concept information, and can provide critical insight and guidance on the brief and emerging design.
Project Development
Need help turning your concept in to a completed facility? Don't know which designer to appoint? Want someone with a leisure background to act as the Client Representative to represent your interests on the project? We offer all these services and excel at doing them - we don't just help you deliver projects, we help you create businesses.
Operational Planning
Guests to a visitor attraction can spend less than half of the duration of their visit actually being entertained. Buying a ticket, renting equipment or lockers, orientating themselves, using changing rooms and restrooms, queuing, having their photograph taken and visiting the restaurants and shops can readily take up the majority of their time. Then there are all the back-of-house areas to consider and the operating equipment requirements. We can ensure all these matters are addressed in the design of your project and advise on all operational considerations for smooth and cost effective day-to-day operation of your attraction.
We can prepare a full Operating Plan, including a bottom up staff forecast based on required operating posts, which covers all aspects of the operation and operational start-up, with time lines for key activities such as recruitment, marketing, branding, IT, accounting, HR, maintenance and operations.
Operational Start-up and Operation
All of the above activities, together with responsibility for the full implementation of the Operating Plan, can be combined to offer a full business development and start-up service that extends to managing the first 6-24 months of operation or beyond. All staff required to operate the attraction typically become your employees, but we offer a full turn key service to manage the start up and ongoing operation that ensures that the business is set up by professionals who have a track record of outstanding success.
We don't just manage the process either; we interview and recommend the key staff appointments; we will guide you on choosing a name and creating an identity for the business; we will ensure the shops are full of merchandise and manage every aspect of the business start-up with a care and a passion as if it was our own.
If operating the business for the first 6-24 months isn't long enough for you or you would like us to manage the turnaround of your existing business then we offer these services too.
We also undertake Operator Searches in the event that you would like us to find an operator for your attraction who will take commercial risk on the project, i.e. a company that would be fully responsible for operating the attraction and paying you rent. This can take the form of simply advising you on the process and putting together a list of potential operators for you through to managing the full process up to appointment.
Business and Guest Experience Reviews
As well as managing start-ups you can also commission us to undertake a partial or full review of an existing business with the scope of the review tailored to meet the needs of your business. Examples include:
- A commercial performance review to help you know if you are beating the market or if there is scope
to do better - A department by department performance review
- A review of the processes and procedures being used
- A review of the organisation structure and the most valuable asset of all - the people
